Buyers compare your home with other available options.
Online Estimates Are Only a Starting Point

- Buyer demand
- Current competition
Use them as reference points, not final pricing decisions.
The First Weeks Matter
New listings typically receive a significant amount of attention.
If the property enters the market at a price buyers view as unrealistic, some may choose not to see it.
A later reduction may help, but it does not always recreate the original launch momentum.
Condition Affects Price
Two homes with the same square footage can perform very differently.
Buyers may respond differently based on:
